What you need to know:

  1. Beware of Pictures. Quite often pictures are taken when the villa was just built. Time and humidity really wreaks havoc on buildings. Ask for recent pictures and/or a video of the home. It is common that old photos are posted on websites and may not represent that true condition of the villa.

  2. Beware of Nearby Beach Clubs. Google your location and locate nearby beach clubs. Sound travels further in humid weather and can reach as far as 1 mile.

  3. Visit the Villa. This goes without saying but make sure you actually go visit the villa. Check for smells and odors when the doors are closed and by walking outside around the villa.

  4. Look Out for Construction. If construction is around, make sure that the first few months of heavy noise phase are over before you move in. Visit when workers are not on break or during Ramadan to check for noise. Also don’t take for granted that construction won’t pop up around those beautiful rice fields. Some landlords buy land next door to preserve the view and know whether construction lies in the future, so ask.

  5. Traffic. Don’t trust Google maps for traffic times. Certain areas are known for always being backed-up. No matter what Google says, you can easily add 20-30 additional minutes to your travel time.
